Effective date: May 25, 2026. These Terms and Conditions govern all cleaning services provided by Your Space Cleaning in Kent, WA and surrounding areas. By booking or using our services, you agree to these terms.
⚠️ Please read these Terms and Conditions carefully. By scheduling, booking, or paying for any service provided by Your Space Cleaning, you acknowledge that you have read, understood, and agree to be bound by these terms. If you do not agree, do not use our services.

Your Space Cleaning is a licensed, insured, and bonded professional cleaning company operating in the State of Washington.
2. Services Provided
Your Space Cleaning provides professional residential and commercial cleaning services including, but not limited to: home cleaning, deep cleaning, carpet and rug cleaning, commercial and office cleaning, move-out and post-construction cleaning, window cleaning, air duct and vent cleaning, Airbnb and rental cleaning, sofa and furniture cleaning, pressure and exterior washing, room-specific cleaning, and general cleaning services.
All services are performed by trained, background-checked, and insured cleaning professionals. Services are provided in Kent, WA and the greater King County area, including Renton, Auburn, Federal Way, SeaTac, Tukwila, Covington, Bellevue, and surrounding communities.
We reserve the right to decline or discontinue service to any client at any time, with or without cause, provided reasonable notice is given.
3. Booking & Scheduling
Services may be booked by phone, email, or through the online contact form on our website. A booking is confirmed only when you receive written or verbal confirmation from Your Space Cleaning. Confirmation of a booking constitutes acceptance of these Terms and Conditions.
- Recurring service schedules (weekly, bi-weekly, monthly) are subject to availability and may be adjusted by either party with reasonable notice.
- Same-day bookings are subject to availability and may carry an expedited service surcharge.
- We will make every effort to arrive within the agreed time window. Arrival times are estimates and may be affected by traffic, prior job duration, or other factors beyond our control.
- If we are unable to complete a job due to circumstances beyond our control (severe weather, access issues, safety concerns), we will reschedule at no additional charge.
4. Pricing & Payment
All prices are quoted in US Dollars (USD). Quotes provided by Your Space Cleaning are estimates based on the information provided by the client. Final pricing may be adjusted if the actual scope of work differs significantly from what was described at the time of booking.
- Payment methods accepted: Cash, credit/debit card, check, and Zelle.
- Payment due: Full payment is due upon completion of service, unless otherwise agreed in writing.
- Recurring services: Payment is due at the time of each visit unless a billing arrangement has been established in advance.
- Late payments: Invoices unpaid after 15 days may incur a late fee of 1.5% per month on the outstanding balance.
- Returned checks: A $35 fee will be charged for any returned checks.
- Prices are subject to change. Existing recurring service clients will receive a minimum of 30 days' written notice of any price changes.
5. Cancellation & Rescheduling Policy
We understand that plans change. The following policy applies to all bookings:
- Cancellation with 48+ hours notice: No charge. Full refund if prepaid.
- Cancellation with 24–47 hours notice: A cancellation fee of 25% of the booked service price will apply.
- Cancellation with less than 24 hours notice: A cancellation fee of 50% of the booked service price will apply.
- Same-day cancellation or no-show: The full service price will be charged.
- Lockout fee: If our cleaning team arrives and is unable to access the property due to client error (no key, wrong address, no answer), the full service price will be charged.
- Rescheduling requests made with at least 24 hours notice will be accommodated at no charge, subject to availability.
6. Client Responsibilities
To ensure efficient and high-quality service, clients agree to the following responsibilities prior to each cleaning visit:
- Secure or remove all valuable items, jewelry, cash, and irreplaceable personal belongings from areas to be cleaned.
- Inform Your Space Cleaning of any areas, items, or appliances that should NOT be touched or cleaned.
- Notify us of any known hazards, fragile items, or special cleaning instructions before the visit.
- Ensure all pets are secured in a separate area during the cleaning to protect both the pets and our cleaning staff.
- Provide working electricity and running water at the property during the service.
- Ensure the property is accessible (keys, codes, access cards) as agreed at the time of booking.
- Inform us of any allergies or sensitivities to specific cleaning products before the service begins.
7. Access to Property
By scheduling a service, the client grants Your Space Cleaning and its designated cleaning professionals authorized access to the specified property for the purpose of performing the agreed cleaning services. If access is provided via key, code, or lockbox, the client confirms they have the legal right to grant such access.
For properties where the client will not be present, the client takes full responsibility for ensuring appropriate access is available. Our team will always respect the privacy and security of your property and will secure any access points upon departure.
8. Satisfaction Guarantee
We stand behind our work with a 100% Satisfaction Guarantee. If you are not satisfied with any aspect of our cleaning service, please notify us within 24 hours of service completion. We will return to re-clean the specific areas of concern at no additional charge.
The satisfaction guarantee applies to the quality of the cleaning service only. It does not cover pre-existing damage, stains that cannot be removed with standard professional cleaning methods, or areas that were inaccessible or excluded from the original scope of work.
Refunds are considered on a case-by-case basis and are not guaranteed. We strongly prefer to resolve any issues by re-cleaning before considering a refund.
9. Limitation of Liability & Damages
Your Space Cleaning carries general liability insurance. In the event of damage to property caused by our cleaning staff during a scheduled service, clients must report the damage within 24 hours of service completion. Claims reported after this period may not be honored.
- Our liability for any single incident is limited to the cost of the cleaning service provided on that visit, or the actual cost of repair/replacement of the damaged item (whichever is lower), up to the limits of our insurance policy.
- We are not liable for damage to items that were improperly secured, pre-existing damage, or normal wear and tear.
- We are not liable for damage caused by faulty or deteriorated surfaces, finishes, or fixtures that were not apparent prior to cleaning.
- We are not responsible for damage to items left on the floor, in walkways, or in areas where our staff must work around them.
- We are not liable for indirect, consequential, or incidental damages arising from our services.
- Antiques, irreplaceable items, one-of-a-kind artwork, and collectibles should be removed or secured before cleaning. We will not be responsible for damage to these items if they are left in work areas.
10. Prohibited Items & Areas
For the safety of our staff and to protect the client's property, our cleaning professionals will NOT handle or clean the following unless a specific prior written agreement is in place:
- Biohazardous materials, bodily fluids, or medical waste
- Mold remediation beyond surface-level cleaning
- Pest or rodent infestations or their droppings
- Firearms, weapons, or illegal substances
- Exterior roof cleaning (included in Pressure & Exterior Washing only)
- Areas without adequate lighting or ventilation
- Spaces that pose a safety risk to our staff
If our team encounters any of these conditions upon arrival, we reserve the right to decline service for that area or the entire visit. The cancellation policy will apply.
11. Health & Safety
The health and safety of our clients and staff is our top priority. Your Space Cleaning reserves the right to postpone or cancel a scheduled cleaning if:
- A member of the household is displaying symptoms of a contagious illness on the day of service.
- The property is deemed unsafe for our staff to enter (structural hazards, dangerous animals, etc.).
- There is evidence of an active pest infestation.
We use professional-grade, eco-friendly cleaning products. If you have specific allergies or sensitivities to cleaning products or fragrances, please notify us in writing before your first scheduled service so we can accommodate your needs.
12. Insurance & Bonding
Your Space Cleaning maintains active general liability insurance and bonding as required by the State of Washington. All cleaning professionals are covered under our policy while performing services on your behalf. Proof of insurance is available upon written request.
13. Confidentiality
Your Space Cleaning and all its employees agree to maintain strict confidentiality regarding all personal information, property details, access codes, and any other sensitive information encountered during the course of providing services. Our staff will not photograph, record, or share any details about client properties without express written permission.
14. Governing Law & Dispute Resolution
These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Washington, without regard to its conflict of law provisions. Any disputes arising from these terms or our services shall be first attempted to be resolved through good-faith negotiation. If negotiation fails, disputes shall be subject to binding arbitration in King County, Washington, in accordance with the American Arbitration Association rules.
You agree that any claim or cause of action arising from our services must be filed within one (1) year of the date the claim arose, or it will be permanently barred.
15. Changes to These Terms
Your Space Cleaning reserves the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting to our website. Continued use of our services after changes are posted constitutes acceptance of the revised terms. We will make reasonable efforts to notify recurring clients of material changes.
